That is exactly where our work lies: keeping a chalet alive, safe and ready for you during the months when nobody is there. We maintain a regular presence on the plateau, summer and winter alike.
For absentee owners
Regular inspections of your property, monitoring of heating and humidity levels, meter readings, access checks and immediate intervention when something goes wrong. A leak caught within forty-eight hours costs a call-out; the same leak found in spring costs a renovation. You receive a report after every visit, and your residence stays immaculate even after months away.
Winterising on the plateau
At Crans-Montana's altitude, an unoccupied chalet faces frozen pipes, condensation in closed rooms, snow load on the roof and access paths that must be cleared before every arrival. We set the property to its winter configuration, hold a guard temperature, monitor what needs monitoring and bring in the right trades before a problem becomes an insurance claim.

The local rules, without surprises
Crans-Montana, Icogne and Lens apply a shared tourist-tax regulation, overhauled in December 2024. The federal Second Homes Act (LRS, known as Lex Weber) separately governs what may be built on the plateau. We are neither accountants nor notaries, but we know these rules, we flag what applies to you and we handle the routine dealings with the commune.

- Do you work outside Crans-Montana?
- Yes. Our office is in Sierre, twenty minutes from the plateau, and we also cover the Val d'Anniviers (Grimentz, Zinal, Saint-Luc, Chandolin), Vercorin and Anzère.
- Do you manage chalets occupied only part of the year?
- That is the heart of what we do. Most properties in Crans-Montana are second homes used a few weeks a year: regular inspections, heating and humidity management, winterisation and bringing the chalet up to temperature before you arrive.
- How does the tourist tax work for a second home in Crans-Montana?
- Since 2018, second-home owners pay an annual flat fee rather than a per-night tax. It is calculated on a basis of fifty nights per year, multiplied by the applicable rate and by your dwelling's household units (UPM) — the regulation adopted in December 2024 raised that rate to CHF 5.– per night. The regulation is shared by the communes of Crans-Montana, Icogne and Lens; always confirm the current figure with the commune, as it changes.
- Does the tourist tax entitle me to anything?
- It does, and many owners are unaware of it. Those liable receive benefit cards: free or reduced access to the lifts from mid-June to the end of October, unrestricted use of the resort shuttle buses all year, and preferential rates on a wide range of activities. We help you activate them.
- Can I still buy or build a second home in Crans-Montana?
- Buying, yes. Building, no — barring exceptions. The federal Second Homes Act prohibits, in principle, the construction of new second homes in communes where they exceed 20% of housing stock, which is the case on the plateau. Dwellings created before the Act came into force keep their status and remain freely sellable. For your own situation, consult a notary.
- What do you actually do in winter while the chalet is empty?
- We hold a guard temperature to prevent pipes freezing, monitor humidity and ventilation in closed rooms, check the roof and access after heavy snowfall, and arrange clearing before you arrive. Every visit is documented in a report.
- Do you work with tradespeople from the resort?
- Yes. Being based in Sierre lets us maintain standing relationships with firms on the plateau and in the valley — plumbing, heating, electrical, joinery, snow clearing, gardening. That network is what makes the difference in high season, when lead times stretch for an owner calling from abroad.
